The interior and east coast — Kluang and Segamat inland, Kota Tinggi and Mersing towards the sea — make up the most affordable part of Johor. Terraced houses here transact at medians around RM300,000, roughly half the Johor Bahru figure for the same kind of house.
These are thin markets. Mersing records well under a hundred residential sales a year, and Kota Tinggi not many more. Thin markets move further on less evidence, so treat quarter-to-quarter changes in these districts with more caution than the headline percentage suggests.

The terraced column is the fairer comparison between districts: the all-types median moves with whatever happened to sell, while terraced houses are a consistent product across all of Johor. The high-rise share shows how much of each market is apartments and flats rather than landed housing.
The affordability is genuine rather than a mix effect. Comparing terraced houses only — the same product sold everywhere in Johor — Kluang and Segamat sit near RM300,000 against Johor Bahru's RM604,000. Buyers here are getting comparable floor area for roughly half the price.
Almost nothing high-rise sells in this region. Segamat, Mersing and Tangkak recorded essentially no apartment transactions in the last 12 months, so an apartment figure for these districts would rest on a handful of sales at best.
